Questions to ask your lender
Local Planning Permission organisation
Ask them for the contact details of the local planning permission in the area where the property is. Find out whether any roads or buildings are about to be built, repaired or demolished in the area. Construction work can be noisy, dusty and unpleasant to live close to.
Switching mortgage
Is it possible to switch mortgage before the mortgage term has expired and if so are there any fees charged ?
Arrangement fees
Is your lender charging you arrangement fees, and if so how much are they?
Will it be refundable if the application is declined? Can the fee be added to the loan itself or does it have to be paid upfront?
Mortgage Indemnity Premiums
Do you have to pay a Mortgage Indemnity Premium, and if so how much? (this is sometimes called a Mortgage Indemnity Charge or Higher Lending Charge)
Usually you shouldn’t have to pay one if your mortgage is less than 75 per cent of the property’s price.
Broker charges
If you are using a broker, will they be charging you for their services. Is this charge refundable if they fail to secure you a policy with a lender?
Brokers are obliged by law to disclose fees that they receive, so do ask:
How much commission are they are earning on the sale of the policy from the lender?
Are they receiving any other payments from the lender?
Ask them to offset the fees they receive, with these payments.
How is the fee calculated?(normally it is around one per cent of the mortgage amount)
Ask for a breakdown of costs.
Valuation fees
Are there valuation fees, and if so are they refundable when the mortgage policy has been completed?
Land registry fee
Is there a Land Registry Fee, and if so how much is it?
Early Redemption Charges
Are you allowed to increase your monthly repayments if you wish to repay the mortgage early?
Do you have to pay early redemption charges if you pay off your mortgage before the end of the designated term? If yes, how much will they be?
Conditions of the mortgage policy
Are their any conditions tied to the mortgage such as obligatory insurance policies?
Stamp Duty Land Tax
This tax is payable on some properties. Properties which are worth over ₤60,000 are charged at 1 % stamp duty land tax. Properties over ₤250,000 are charged 3 % and properties over ₤500,000 are charged 4 %.
